Conducting residential real estate appraisal since 1983, we are able to service all facets of appraisal needs whether for estate settlement, tax abatement, divorce or mortgage decision making over wide areas of the state of Maine (with a branch office in NH as well). Our real estate appraisers capable of accurately determining real estate values on not only island and ocean front property as we maintain a boat on Casco Bay (in season), but more typical single, 2-4 family and condominium homes in a one hour radius of Harpswell ME.
For most people, their home is there largest investment. Determining its market value in an unbiased manner via industry accepted methodology is our primary objective. We write largely self supporting legal documents based on the best available market data, and are experienced and ready to provide expert witness testimony should it be required.
A typical appraisal involves a site visit of the property that includes both an exterior inspection/measurement and a room by room inspection of the homes interior. Although not as in depth as a home inspection, the appraiser will look for signs of deferred maintenance as well as recent improvements as they move about the property. A typical visit takes no more than an hour, and report delivery is generally made within a few days of the site inspection. The report itself is in PDF format and is delivered directly to your email inbox for ease of forwarding to any parties that may require a copy. We are available post inspection to discuss the appraisal or any questions as to methodology that may crop up. Our rates are very competitive and delivery times are very quick.
